Insulation levels and type, ventilation of unfinished spaces, attics, crawl spaces, and exhaust systems.

Exterior
Siding, windows, exterior doors, trim, flashing, walkways, driveways, steps, decks, patios, and site drainage.

Basement, Foundation, Crawlspace & Structure
Foundation condition, evidence of movement or cracking, structural components, and any indication of water intrusion.

Cooling
Air conditioning system condition, location of thermostat, energy source, and cooling method.

Heating
Heating system condition, location of thermostat, energy source, and heating method.

Fireplace
Visible portions of the firebox and chimney, lintels, damper operation, and cleanout doors and frames.

Plumbing
Main water and fuel supply shut-offs, water heater, interior supply lines, fixtures, drains, waste and vent systems.

Service entry, main disconnect, panelboard condition and labeling, grounding, outlets, switches, fixtures, AFCI and GFCI protection, and the presence of smoke and CO detectors.
